A poster bill printed in 1902 by the real estate agents, Baker Brothers, advertising the sale by auction of 106 'lots' which had been subdivided for residential property development from Section 71 of the original 'Lot 1 Evans Bay District'.  At the time the area was still part of the Melrose Borough but a planned amalgamation with Wellington City had been agreed to which was to take place the following year with the promise of improved roads, infrastructure and community facilities. This combined with the proposed tram route to the end of Oriental Bay (which eventually opened in 1904) was a useful incentive to encourage a new emerging group of middle-class Wellingtonians to purchase land in the area. 

Note that a number of street name changes occurred following the amalgamation of the area into Wellington City in 1903 to avoid duplication and confusion. Oriental Crescent became Palliser Road, Kilbirnie Road became Roseneath Terrace and Victoria Road became Robieson Street.
